Effect of Water Damage on Building Materials

We often associate inundation or flooding in homes with wild weather and big storms. However, broken water supply lines, appliance failures such as washing machines or dishwashers as well as damaged roofing allows rain to enter the property. It may also cause severe water damage to building materials and eventually lead to flooding.

This water source is considered as “clean water” (category 1) which does not pose a threat to humans and isn’t contaminated with sewage, bacteria or viruses. However, quick action needs to be taken to avoid further damage and possible mould growth.

Within Minutes…

Water spreads to other areas rapidly and damages the flooring, the walls and the furniture or contents on its way. More specifically, wood and metal furniture as well as carpet can be stained and discoloured and paper goods will more likely swell and split and become unrestorable.

Within Hours…

Furniture will keep deteriorating and swelling, the water will also begin to penetrate the walls and building materials and create a musty odour. Please note that the water damage involving clean water at the start may quickly become a grey water situation. Once clean water comes in contact with other surfaces and materials, they will start dissolving and release contaminants over time and will change the category of the water from clean to grey.

Within Days…

The clean water will be upgraded to grey category, which will cause a beginning to mould growth, along with a very strong musty odour impacting the Indoor Air Quality. Furniture, plasterboard and other porous building materials will continue swelling and disintegrating and electronic components will also be affected and may malfunction.

Within Weeks…

The grey water will become completely unsanitary and turn into black water (extremely dangerous conditions) as chemicals and other contaminants from building materials and furniture dissolves into the water. Not only will it contribute to water contamination but also to further discoloration and destruction; compromising all building materials as well as contents. Mould spores will continue growing which will dramatically affect Indoor Air Quality. Correct Personal Protection Equipment is required to enter the contaminated area.

TIME is crucial when a disaster such as flooding occurs at your property involving any type of water. The quicker your water damaged house is taken care of by a water specialist company, the less destruction is caused and the easier the recovery process is going to be.
